The observation
An owner of a flat wonders whether their property will be let in October. An owner of a villa wonders something else entirely: who has the key, who has been inside, what becomes of the roof during the February storms, and who has looked after the pool since the last visit.
An empty villa is not a property at rest. It is a property that ages, with no one watching. The real risk is not the lost income of a quiet week — it is the leak you discover three months too late.
That is why we handle villas separately from the rest of our business, with commitments that belong to them alone.
Our stewardship
These four points are not part of our standard offer. They exist because a character property calls for vigilance, not just management.
We visit your property when it is empty. Shutters, heating, water supplies, signs of infiltration, exterior condition: the property is seen, regularly, by someone who will recognise a problem before it becomes a claim.
Pool, garden, heating engineer, tradespeople: we become your single point of contact. We schedule, we open up, we check the work done. You no longer manage anyone, and you no longer receive calls on a Tuesday afternoon.
Between each stay, the condition of your property is recorded in photographs and archived, room by room, in our in-house tool. You can compare two dates. In the event of a dispute, the proof exists — and it is dated.
We never activate automatic booking on a villa. Every request comes through us and can be declined. A group whose profile does not suit your property will not set foot in it, whatever the amount offered.
Access control
Rental concierge services are becoming industrialised: key lockboxes on the gates, entry codes sent by text, connected locks. On a studio flat, that is a defensible trade-off. On a villa, it is a code doing the rounds, a key reachable from the street, and no one to note who has actually gone in.
We refuse this way of working, without exception. Every arrival is handled in person, in the presence of a member of our team. We call ahead, we open up ourselves, we walk through the property with the guests.
It is more demanding to organise and it cannot be automated. That is precisely why few concierge services do it.

Terms
A villa with a pool, garden and outbuilding in Dinard does not call for the same work as a one-bedroom flat within the city walls. So we do not display a price list on this page: it would be wrong one way or the other.
We come and see the property, we discuss it with you, and we draw up a written proposal suited to what it genuinely requires. The visit and the proposal are free and with no obligation.
